PROJECT OVERVIEW

Owner Dranoff Properties had a vision to develop Downtown Newark in Essex County, New Jersey—the largest downtown in the state—into a true urban environment. Aiming to increase the resident population, their efforts began with the transformation of a 1.2-acre site into the twenty-two-story glass tower known as One Theater Square. With careful planning and skilled construction, the project’s team built a high-density mixed-use destination totaling 389,000 square feet, complete with apartments, retail space, and convenient parking for occupants and visitors.

PRECAST SOLUTION

One of three impressive sites in the larger Downtown Newark development project, One Theater Square is situated adjacent to the Passaic River waterfront and within walking distance of Newark’s bustling business district. To construct the residential and commercial building, the designated precast concrete producer, Architectural Precast Innovations, Inc. (API), manufactured architectural precast concrete panels with thin bricks of multiple sizes, colors, and stains. For the precast concrete panels, a unique red mix achieved a mortar joint color between Glen-Gery Duquesne modular bricks. The joints between black Endicott Manganese Ironspot series smooth thin brick was stained to match the mortar joint appearance in both locations of the tower. The team also cast black-stained windowsills above the brick.

Key Project Attributes

  • One Theater Square is a remarkable addition to the Downtown Newark scene. The curved, twenty-two-story gleaming glass and brick tower holds 245 studio, one-, two-, and three-bedroom apartments, twenty-four of which are designated as affordable housing for renters who earn an annual income of less than $30,000. It also holds 12,000 square feet of ground floor retail and cultural use space and a gated parking garage that can accommodate 285 vehicles.
  • In addition to the eye-catching views of New York City skyline, renters can enjoy the building’s prime location near the recently redesigned Military Park and the celebrated New Jersey Performing Arts Center, a partner in the project. Newark’s first collection of ground-up, high-rise, luxury, market rate rental apartments in fifty years.

Project/Precast Scope

  • API manufactured and erected 420 spandrel and wall panels for the building tower and 24 columns with column covers, 213 spandrels and wall panels for the parking garage.
  • Endicott Manganese Ironspot Smooth Triple Thin Brick and Glen-Gery Duquesne Modular Brick.
