PROJECT OVERVIEW
Owner Dranoff Properties had a vision to develop Downtown Newark in Essex County, New Jersey—the largest downtown in the state—into a true urban environment. Aiming to increase the resident population, their efforts began with the transformation of a 1.2-acre site into the twenty-two-story glass tower known as One Theater Square. With careful planning and skilled construction, the project’s team built a high-density mixed-use destination totaling 389,000 square feet, complete with apartments, retail space, and convenient parking for occupants and visitors.
PRECAST SOLUTION
One of three impressive sites in the larger Downtown Newark development project, One Theater Square is situated adjacent to the Passaic River waterfront and within walking distance of Newark’s bustling business district. To construct the residential and commercial building, the designated precast concrete producer, Architectural Precast Innovations, Inc. (API), manufactured architectural precast concrete panels with thin bricks of multiple sizes, colors, and stains. For the precast concrete panels, a unique red mix achieved a mortar joint color between Glen-Gery Duquesne modular bricks. The joints between black Endicott Manganese Ironspot series smooth thin brick was stained to match the mortar joint appearance in both locations of the tower. The team also cast black-stained windowsills above the brick. |
