Project Overview

Developers of the two Beerline B apartment buildings in Milwaukee set lofty goals. They wanted to create sustainable, low-cost housing to connect a younger generation to the urban culture.

Precast Solution

Designers specified a precast concrete structural system of columns, beams, hollowcore planks, and other components for the parking structure at its base.

The parking structure can be used as a safe refuge from tornados, offers excellent fire resistance, and provides residents with a safe, protective parking area that shields cars and residents alike from weather extremes.

The precast concrete components helped the structures qualify as Green Built Home Certified buildings, through a program sponsored by the Wisconsin Environmental Initiative. They also provided sustainable-design benefits, including the use of recycled materials and offering recyclability.

Key Project Attributes

  • First level on both consists of a parking structure with precast concrete components, with wood framing for apartment levels above.

  • Two apartment buildings, one with four stories and 26,984 square feet as well as one with three stories and 20,860 square feet.
  • Parking levels contain 121 car spaces.
  • Precast concrete structural and architectural components including hollowcore, beams, columns, and double tees.
