The challenge of building a high-rise upscale apartment building on less than .4 acres in Charlotte’s booming South End led developer Ram Realty Advisors and architect Cline Design Associates to look beyond CIP concrete construction for the design of the Hawk at 1932 Hawkins Street. Metromont’s total precast MetroDeck flooring system and MetroMass insulated wall panels provided the cost efficiency and speed of construction needed to make this high-rise building a reality. The 13-story Hawk is one of the first total precast multifamily buildings in the Carolinas.
PRECAST SOLUTION
Metromont’s Greenville, SC manufacturing facility produced 93,000 SF of precast for the project. While cast-in-place concrete is typically the construction method used for high-rise apartments buildings, the use of precast concrete resulted in significant cost savings and saved the developer approximately six months in construction time. The building’s exterior façade gives the Hawk a modern look, while still managing to blend with the surrounding neighborhood architecture. |
