Proj Overview

Downtown Troy's new Courtyard by Marriott hotel opened in September 2018.  The 132-room, $18.6 million hotel is situated on the Hudson shoreline and features a lobby bistro, gym, conference rooms, and outdoor patio with fire pits. The five-story structure is prominently located near Hedley Park Place office complex along 500 feet of the Hudson River. The continued growth in Troy’s tech and corporate office sectors combined with the hotel demand of the city’s colleges fueled the need for additional rooms. 

According to Jim Amsler, Senior Project Manager with Bette & Cring Construction Group, the hotel is a basic rectangular design on an extremely tight site. The location is situated up against the water on one side, River Street on the other, and construction activities could not encroach on the Collar City Bridge right of way.

With little room for lay down the project made the most of modular construction. Precast hollowcore plank and prefabricated bathroom pods were manufactured off site and delivered just in time to be installed.  Having worked with Bette & Cring Construction on numerous projects, Oldcastle Infrastructure supplied hollowcore plank from their Selkirk, NY facility and bathroom pods from Orlando, FL.

The slight premium paid for the factory built bathroom modules was offset by the time saved during construction.  Pods were fabricated in the factory while the site, infrastructure, foundations, and superstructure were underway. The typical punch list from on-site bathroom projects was also eliminated.

Similarly, precast concrete hollowcore plank was manufactured off site and provided high quality indoor factory results with no weather delays and time savings from concurrent construction.  The slabs were erected on the prefabricated load bearing metal stud walls prior to the bathrooms. “For this project, the best method for installation was to top load the pods,” explains Amsler. Since weather was not a factor, the building was framed floor by floor off of the plank and the floors received a gyp-crete topping. The exterior features a combination of EFIS and fiber cement architectural panels.

Precast hollowcore plank was chosen because of the ease of installation and the economics. The Joint Venture of First Columbia LLC and Hampstead America LLC invested in quality construction. As a long term owner/developer, it was important to take advantage of the solid system that minimizes sound transmission, increases fire resistance and durability.

These same qualities are valued by guests. Durable precast concrete is the basis for garnering positive reviews for comfortable rooms in this new hotel.

SUMMARY

The new Marriott Courtyard was constructed on tight site utilizing 72,000 SF of 8-inch hollowcore plank on load bearing metal stud and 127 bathroom modules. Part of the mixed-use waterfront district, the hotel reflects the energy of the city’s redevelopment while meeting the needs of visitors.
