Project Overview

Developers on Alta Roosevelt, a 33-story high-rise apartment building, wanted an attractive, economical, and durable parking structure to complement the structure’s design.

The building features 496 prime residential rental units, along with an array of amenities, including a café, gaming area complete with two mini-bowling lanes, lounge spaces, conference rooms, business center, indoor theater, specialized exercise rooms, locker rooms, and communal pet-friendly spaces. The connected three-split-story parking structure needed to provide, in part, space for 340 cars and an enclosure for amenity deck-massing elements.

Precast Solution

Designers specified architectural precast concrete panels to clad a cast-in-place concrete frame. “The precast concrete panels gave us two benefits; allowing us to upgrade the appearance with a premium cladding material over what we could achieve with cast-in-place concrete,” says Adam Lavey, associate and architect in charge of the project at Pappageorge Haymes Partners.  “It also doubled as a durable crash guard from the garage interior.”

The precast was designed with deep horizontal reveals, and long horizontal bands of light-gray concrete framing gray metal panels. “The precast allowed us to articulate a horizontal geometry for the side facing the park just to the south,” he says. “It offered a backdrop for that space, providing a neutral texture with a finish between a cool color and an earthtone helping to establish a transitional podium.”

Slots were left in metal panels at the column locations and panels were anchored above the panels to act as screening, accentuating the horizontal lines.

The site was open on all sides, making delivery and erection of the panels move smoothly. The parking structure was built after the apartment complex was completed, alleviating congestion on the site.
