PROJECT OVERVIEW
The Bakery Tower is a 13-story total precast apartment complex in Richmond, Virginia's Arts District, delivering 211 residential beds in a dense downtown urban environment. The 170,000 SF structure measures 142'-4" long by 88'-2" wide. Also constructed on-site and separated by a firewall is a 150-stall precast parking garage with on-grade retail and office space.
PRECAST SOLUTION
Tindall Corporation provided a total precast concrete system for the Bakery Tower utilizing their proprietary T-SLAB® flooring system — a product engineered for the long spans and load demands of mid-rise residential construction. The structural system is complemented by insulated exterior wall panels serving dual structural and architectural functions, interior corridor walls, stair and elevator boxes, and full precast stair units — a fully integrated precast package from floor to façade.
The exterior panels feature multiple finish types and mix colors, with medium and heavy sandblasting producing a varied, textured aesthetic across the building's elevations. The adjacent 150-stall parking garage was also delivered in precast, erected separately and divided from the residential tower by a firewall.
Tindall's experience in complex urban precast systems allowed the team to offer the client a cost-effective, fast-to-revenue solution — the tower was erected in approximately three months, the garage in two and a half. Built in a constrained downtown Richmond site, single-crane erection was employed throughout, requiring precise piece sequencing coordinated across both structures.
