Project Overview 

The MMC Convention Center Carpark is a key addition to the growing Convention Center District in Springfield, MA. Built to replace the aging Civic Center Garage, originally constructed in 1971, this state-of-the-art precast concrete parking structure serves as a multi-modal hub, balancing high-capacity parking with vibrant retail and public gathering spaces. Designed to be more than a typical garage, the new structure brings fresh energy, art, and gathering space to the downtown experience. 

The project's design emphasizes pedestrian interaction with ground-floor restaurants and retail, creating a welcoming environment. A signature feature, Bruce's Landing, is a multi-use plaza adjacent to the parking garage that helps bridge the scale of the carpark with surrounding civic architecture. Completed in 2025, the project sets a new benchmark for urban parking infrastructure, showcasing how these structures can support both functionality and community activity. 

Precast Solution 

Precast concrete was central to the project's success, providing durability, speed, and flexibility. Unistress, the project's precast concrete producer, collaborated closely with the design team to optimize panel layouts and connections for maximum efficiency and aesthetic impact. Unistress delivered design-assist, fabrication, delivery, and erection of approximately 814 precast concrete elements totaling 235,000 square feet, including double tees, beams, columns, wall panels, spandrels, and risers. The precast concrete elements were installed in just 3 months, highlighting the speed and precision made possible through off-site fabrication and coordinated field installation. 

The use of long-span precast members minimized internal columns, creating open, column-free interiors that enhance safety, visibility, and ease of navigation. The structure prioritizes the pedestrian experience through a central lightwell, bringing natural light and fresh air from the roof to the second floor and a balcony for viewing community events over Bruce's Landing. These details transform a purely functional garage into a connected community environment. 

Custom precast panels on the exterior create a dynamic, rhythmic façade that breaks down the building's mass and complements Springfield's historic and contemporary architecture. Precast concrete inherently requires minimal maintenance, contributing to a durable exterior that supports long-term performance and a consistent visual appearance over time. 

The structure was engineered to support modern sustainability initiatives, including EV charging infrastructure and energy-efficient systems, reflecting a forward-looking approach to urban parking design. The precast solution accelerated construction while ensuring a durable, low-maintenance facility capable of supporting high traffic volumes and civic programming.

The MMC Convention Center Carpark earned the 2026 PCINE Showcase Award for Best in Precast: Parking for its exemplary integration of design, function, and precast innovation. The new parking structure's combination of architectural rhythm and structural efficiency highlights the versatility of precast concrete in delivering durable, high-performing parking solutions that contribute to the built environment and the communities they serve. 

The project demonstrates how a parking structure can go beyond its traditional role and serve as a civic asset, seamlessly linking public spaces with the MassMutual Center and the surrounding district.
