PROJECT OVERVIEW
Huntington Bank Tower is a 21-story, 425,000 SF mixed-use office and parking structure located at the intersection of Detroit’s historic Grand Circus Park and entertainment districts. The project transforms a former brownfield site into a vibrant urban anchor, reinforcing Huntington’s identity as Detroit’s “Hometown Bank.” From the outset, the design focused on blending historical context with modern functionality and a strong corporate presence.
PRECAST SOLUTION
The exterior features a carefully coordinated combination of precast concrete and high-performance curtain wall systems. These materials were selected early in the design process for their ability to connect with Detroit’s historic architecture while supporting modern building performance. Precast concrete panels were inspired by the limestone, sandstone, and terra cotta surfaces of neighboring buildings. Their scale, rhythm, and color reflect the surrounding context. The curtain wall system introduces a contemporary visual language while enhancing solar control, insulation, and weather protection.
The tower’s form draws from the traditional Three-Part Vertical Block composition, consisting of a clearly defined base, shaft, and crown. The building establishes a strong civic presence at the corner of Woodward Avenue and Elizabeth Street. Its articulated base features full-height storefront glazing, wide cornices, and inviting entrances that encourage pedestrian engagement. Along Elizabeth Street, the façade transitions to a modern grid pattern, evoking the form of a contemporary office tower. At the southwest corner, the building rises into a vertical tower element that will serve as a recognizable icon for the bank.
The curtain wall incorporates mirrored glass fins to activate the façade and reflect the urban environment in dynamic ways. Perforated metal panels provide natural ventilation for the integrated parking structure while aligning with the historic rhythm of the surrounding district. Parking levels span floors 2 through 11, maximizing convenience in a dense urban setting and preserving upper-floor views for office use.
Inside, the building offers flexible, open-concept office space that promotes collaboration, movement, and employee wellness. Raised access floors and reconfigurable wall systems support future growth and adaptability. Ample daylighting enhances occupant comfort and productivity, while amenities such as a ground-floor café and rooftop terrace provide spaces for informal interaction and relaxation.
Structural systems were optimized for performance and efficiency. Post-tensioned concrete slabs reduced floor-to-floor heights, minimizing material use while maximizing views and daylight. BIM coordination between architectural and MEP systems enabled early clash detection and streamlined construction.
