South Falls Tower and Parking Deck rises in Richmond’s historic Manchester neighborhood as a 14-story mixed-use development that highlights the strength and versatility of precast concrete. The project delivers 256 residential units—ranging from studios to three-bedroom apartments—while capitalizing on the efficiency and performance of a total precast system. Residents enjoy sweeping river and skyline views, as well as a full amenity deck overlooking the James River Falls, complete with a pool, fitness center, outdoor pavilion, and technology-enabled gathering spaces.
At street level, more than 2,400 square feet of retail space activates the canal-facing frontage, while an integrated precast parking deck provides both convenience and continuity to the development. The cohesive architectural expression features clean lines, large window openings, and a resilient white precast façade. By combining structure, enclosure, and finish into a single system, the South Falls Tower exemplifies how precast can accelerate delivery and elevate design in urban contexts.
PRECAST SOLUTION
The project team turned to Metromont’s MetroDeck Building System to achieve a structural and architectural solution that balanced performance, speed, and design ambition. The tower incorporates more than 200,000 square feet of MetroDeck floor and roof members, paired with insulated, load-bearing sandwich wall panels that deliver both structural support and thermal performance. These panels feature a white architectural mix with a medium sandblasted exterior finish, complemented by smooth, and paint-ready interiors, eliminating the need for additional finishing trades, reducing overall contracting costs.
The adjoining parking garage adds over 90,000 square feet of precast and supports rooftop amenities that extend the residential lifestyle experience. By choosing a total precast approach, Metromont accelerated construction, reduced on-site labor demands, and ensured high-quality, durable components fabricated to tight PCI-Certified tolerances and standards. Beyond schedule advantages, precast concrete brought lasting performance benefits, including energy efficiency, fire resistance, and acoustic control—all while delivering the unique architectural expression envisioned for this new riverfront landmark.
