Proj Overview

This 30-acre mixed-use project developed by Preotle, Lane & Associates includes office/lab buildings, luxury housing, restaurant, and retail fronting on a spectacular river park, minutes from Boston and Cambridge in Medford, MA.

400 River's Edge is a 4-story, 115,000 sf state of the art office building sited to maximize river and park views, with non-river exposures opening to a two-acre landscaped plaza and is just minutes from the Wellington MBTA Station.

Columbia Construction awarded the architectural precast façade and structural steel packages to Strescon Limited and Ocean Steel respectively. Coordination between steel and precast was done in-house between the two sister companies, easing the burden on the Construction Manager to coordinate the two trades. Using model sharing & BIM technologies the coordination process was effortless and streamlined shop drawing preparation for expedited submittals.

The project is located adjacent to the 200 Rivers Edge office building and shares many architectural features, including precast color and finish. Design information was shared via each subcontractor’s 3D models, to ensure precise fit up between the architectural precast, the supporting structural steel and the window/curtain wall system to eliminate any onsite conflicts.

Several precast samples were reviewed by the project team and ultimately a sandy, buff pigment with a light sandblast texture fulfilled the architect’s needs to match the adjacent building. Using the 3D Tekla model, precast interactions with both Ocean Steel and Ipswich Bay Glass (IBG) was coordinated prior to fabrication of the precast.

Strescon manufactured approximately 5,800 sf of architectural precast, consisting of 61 spandrels and 54 infill panels for the 400 Rivers Edge project. 

Precast fabrication began at Strescon’s Saint John plant in November 2017 and ran until January. Installation of the precast began in mid-April 2018 and was handled by sub-contractor, American Steel & Precast Erectors.

With just 4 interior columns per floor, 9-foot finished ceilings, and 7 feet of high-performance vision glass, the office building at 400 Rivers Edge provides great natural light and flexibility in layout suitable for lab, traditional office, and tech tenants. 

The precast office building is now fully occupied with several professional firms who worked on the project -  Gensler (building architect), Shadley Associates (landscape architect), Tetra Tech (civil engineers and permitting), McNamara Salvia (structural engineers), ARUP (MEP engineers) The design-forward mixed-use park with its plentiful amenities helps tenants attract top level talent.

This transit-oriented development at River’s Edge boasts a significant price advantage when compared to the Cambridge/Boston markets, and gives employers access to a first-rate labor force.  The project team has targeted LEED Gold for 400 River’s Edge.

Conclusion

The precast façade sets off this office component of a complete live/work/play development at the choice location with a riverfront park with 12 acres of green space located less than half mile from Wellington Orange Line with shuttle service to and from Rivers Edge and just 4.0 miles from Boston and 3.5 miles from Cambridge.
