Project Overview

The $56.5 million Justison Landing development brings 164 studio, one-, and two-bedroom apartments to Wilmington's Riverfront district, with floor plans ranging from 600 to 1,100 square feet. Designed by Philadelphia-based DIGSAU and constructed by BPGS Construction, the seven-story, 162,000 SF building offers a full amenity program including a private pool and courtyard, rooftop terrace, communal kitchen, resident lounge, fitness center, coworking spaces, billiards room, and bike storage.

Precast Solution

Boccella Precast provided, installed, and grouted 155,360 SF of 8" precast prestressed hollow core slabs from the 2nd floor through the 8th floor and roof. The hollow core system was paired with load-bearing metal stud wall panels — a hybrid structural approach that reduced overall building weight, minimized foundation pile requirements, and delivered a shallow 8" structural floor depth that reduced building height and envelope costs. Precast details were developed to meet both final building design requirements and temporary construction loading demands throughout the erection sequence.

Key Project Attributes

  • Winter erection from December 4, 2025 through April 11, 2026 — each floor erected and grouted in 4 days through sustained cold weather conditions
  • Hybrid structural system: load-bearing metal stud wall panels paired with precast hollow core slabs reduces building weight and foundation pile count
  • Shallow 8" structural floor depth minimizes overall building height and lowers building envelope costs
  • STC 51 noise rating — superior acoustic performance for residential occupancy
  • Type IIA construction — enhanced fire protection for residents
  • 6,000 psi concrete and prestressed reinforcement maximize flexibility for MEP field-cored openings
  • 8" grouted slab supported temporary construction loads including scissor lifts exceeding design occupancy loads
  • 3,200 cast-in 6"×4" bottom embed plates with headed studs for welded connections to load-bearing metal stud wall panel top track
  • 117 cast-in 6"×6" top embed plates for field safety railing post attachment
  • 51 cast-in 8"×8" top embed plates for roof tie-off anchor posts
  • Hollow core slabs made solid at all balcony areas to prevent trapped water and freeze-thaw deterioration
