PROJECT OVERVIEW

137 Franklin Street is a boutique residential project located in Manhattan’s Tribeca Historic District. The development team needed a façade solution that met strict Landmarks Preservation Commission (LPC) requirements while delivering a contemporary, large-format expression that fit the architect’s vision.

Architectural Precast Innovations joined the project early to help align the design approach, historic approvals, and installation strategy within the constraints of a narrow, active job site.

PRECAST SOLUTION

The project team selected oversized brick-faced architectural precast to achieve the desired scale and finish while meeting LPC’s standards for color and texture. API engineered and produced the wall panels, column covers, and spandrels using thin brick inlay to deliver a consistent appearance and support efficient installation.

Just-in-time delivery helped reduce congestion and kept work moving on a site with limited staging space. The precast system provided a durable, low-maintenance exterior suited for long-term performance.
