Project Overview
The Pier Village mixed-use development on the New Jersey Shore required a dedicated parking structure to serve condominium residents while harmonizing with the upscale residential character of the surrounding neighborhood. Nitterhouse Concrete Products delivered a four-tier, 330-space precast/prestressed concrete parking garage designed to disappear into its context — reading as a residential building rather than a utilitarian parking structure.
Precast Solution
The architectural strategy centered on disguising the facility's function entirely. Exterior panels feature faux windows that mimic the punched-opening rhythm of adjacent residential buildings, while alternating gray thin brick and sandblasted façade panels replicate the look of row-house construction. Aluminum and canvas canopies were incorporated at key locations, lending the structure a clean, modern residential feel. The precast system proved ideal for this approach: cost-effective in fabrication and erection, adherent to an aggressive construction schedule, and capable of delivering the precise architectural finish the design team required to achieve an "edgy and urban" aesthetic.
