Proj Overview

Precast concrete balcony slabs are being used on two 22-story residential buildings in the $600-million One Seaport Square mixed-use development. The balconies project from the residences and provide dramatic open views while offering fast, monolithic construction.

The development features two towers, The Benjamin and VIA, each with its own aesthetics and range of residential units. A total of 832 units are planned (354 in The Benjamin and 458 in VIA), from studios to three-bedroom units. Ninety-six units will meet the city’s standards for affordable-housing units. Both feature indoor and outdoor community areas, while The Benjamin also includes two courtyards. The development also contains 250,000 square feet of retail space.

Precast Aids in Construction
Precast concrete’s contribution to the project comprised 41 solid balcony slabs for The Benjamin and 63 solid balcony slabs for VIA, totaling 4,325 square feet. The precast concrete components provide durability and low maintenance while offering rapid construction to help keep the project on schedule. They helped gain points so the buildings could receive LEED Silver Certification. They opened in 2017.
