Project Overview

South Washington Park is an industrial center in Piscataway comprising two single-loaded distribution warehouses totaling approximately 532,000 SF, developed by Trammell Crow and Clarion Partners with KSS Architects and IMC Construction. Both buildings feature 36-foot clear heights and share a common design language, with skylights and clerestory windows along the dock walls bringing natural light deep into the warehouse floor. Site work encompassed new county roadways, traffic signalization, landscape and hardscape, and utility extensions — including relocation of a Sunoco gas transmission line.

Precast Solution

Fabcon supplied Versacore insulated precast wall panels for the enclosure, finished in steel form broom. The project team ran a preconstruction analysis comparing tilt-up and precast designs before selecting precast — a decision driven by schedule certainty, plant-controlled quality, and the ability to erect in any weather without the site staging area a tilt-up operation requires. On a project where multiple regulatory agencies had to be coordinated to hold the schedule, off-site fabrication removed the enclosure from the critical path.
